Commercial & property renovation

Commercial and property renovation

Offices, storefront interiors, apartment common areas and rental units all have one thing in common: the space needs to stay usable and the schedule matters. We plan renovations around occupancy and operating hours.

Overview

Commercial and investment-property renovations are judged by different standards than a family kitchen: durability, turnaround time, tenant disruption and how the space performs for the business or the building.

We work with owners, landlords and property managers on interior renovations of offices, retail spaces, multifamily lobbies and corridors, and rental units between tenants. We do not take on large-scale industrial or high-rise construction.

Scope

What commercial renovation can include

  • Office interiors

Reconfiguring layouts, flooring, ceilings, lighting and finishes for working offices.

  • Retail interiors

Updating storefront interiors and back-of-house spaces between leases or for a refresh.

  • Multifamily common areas

Lobbies, corridors, mailrooms and stairwells renovated with durable finishes.

  • Rental unit renovations

Turning units between tenants — kitchens, baths, flooring and paint — on a defined schedule.

  • Phased and after-hours work

Planning around tenants and operating hours where the project requires it.

Permits and licensed-trade requirements depend on your project and municipality and are confirmed in each written scope.

Questions worth thinking about

  • What is the property used for, and is it occupied or vacant?
  • Approximately how large is the area being renovated?
  • Are there scheduling constraints — business hours, tenant notices, lease deadlines?
  • Are drawings or landlord/building requirements already available?

Not sure about some of these? That is fine — we can work through them together.

Cost factors

What affects the price

Every property is different, so we do not publish set prices. These are the factors that move the number most.

Area and finish standard
Square footage and the durability standard of finishes.
Occupancy
Occupied spaces may require phasing, protection and off-hours work.
Code and permit scope
Commercial work often has different permitting and inspection requirements, confirmed per project.
Systems changes
Electrical, plumbing, HVAC and fire-life-safety coordination by appropriately licensed trades.
Number of units
Repeating work across rental units can be planned efficiently.

Process

How a project moves forward

  1. Step 1

    Tell us about the project

Use the form to share the service, location and what you want to change. Photos help but are optional.

  2. Step 2

    Initial conversation

We review your request and follow up to ask questions and confirm whether the project is a good fit.

  3. Step 3

    Site visit when needed

Most projects need an in-person look before a firm scope can be written. Visits are scheduled by mutual confirmation.

  4. Step 4

    Written scope and estimate

You receive a written description of the proposed work and price for review. Nothing is binding until a contract is signed.

  5. Step 5

    Scheduling and the work

Start dates, permits and selections are confirmed in writing before work begins.

  6. Step 6

    Final walkthrough

We walk the finished work with you and address punch-list items.

Commercial inquiries usually begin with a walkthrough, any available drawings and a conversation about schedule, access and occupancy.

This is our proposed process. Timing, visits and terms are confirmed for each project in writing.
